I'm sure they over-seeded with rye like they do the nicer golf courses. When the rye dies out when it gets hot then the Bermuda takes over.....last year the Bermuda looked bad.

I just assumed it was all new turf.  I'm no groundskeeping expert, but it looked beyond repair at the end of last season.  I wouldn't have thought they could ever get that turf in playable shape again, let alone looking THIS good.  I know that pic is taken from a distance, but that looks almost Rose Bowl quality.
